A rare pair of adjoining freehold landed industrial properties in Jalan Senang approved Food Zone has been put up for sale via an Expression of Interest (EOI) exercise, with a guide price of $18 million for both properties. Located in District 14, Jalan Senang lies within an established light-industrial enclave in the Kembangan–Eunos area, home to a cluster of food manufacturing and distribution businesses.

The two properties sit on a combined land area of approximately 9,017 sq ft, translating to a guide price of about $1,996 per sq ft (psf) on land. Zoned Business 1 (B1) under the Master Plan with a plot ratio of 2.0, the combined site has an estimated maximum gross floor area (GFA) of about 18,034 sq ft, working out to approximately $998 psf per plot ratio (psf ppr).

The combined site enjoys an impressive frontage of more than 30m and a depth of approximately 27.5m. The wide frontage and regular land dimensions provide good accessibility for loading and unloading, as well as operational flexibility in the layout of production, storage and dispatch areas. The properties also come with existing cold storage facilities with a capacity of up to 800 pallets.

Freehold industrial properties in areas approved for food manufacturing are rare in Singapore. Most food factories sit on leasehold industrial land, typically held on JTC leases of 30 or 60 years, so freehold options seldom come onto the market.

Mr Ong Jianlong, Senior Group District Director at Huttons Asia, said that the properties are potentially suitable for food operators, cold-chain businesses, central kitchens, food production companies, and owner-occupiers looking to secure a sizeable freehold industrial asset for their own use, as well as buyers looking at redevelopment.

“Buyers can choose to move in and run the existing facilities, or take a longer-term view and rebuild to the full plot ratio. A wide, regular-shaped site like this makes it easier to plan an efficient layout across production, cold storage, loading bays and office space,” said Mr Ong.

“Food operators usually have to settle for leasehold premises, where value declines as the lease runs down. It is rare to find two adjoining freehold food factories with a combined frontage of over 30m available for sale together,” he said.

Mr Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia added that the existing cold storage capacity offers a head start for incoming operators. “With cold storage for up to 800 pallets already in place, a buyer can potentially save on the time and capital typically needed to fit out a new facility.” he said.

The sale comes with a completion period of around six months, to give the existing operator time to move out.

The EOI exercise will close on 31st October 2026 at 4pm.
