Launches and Sales
It was launch season for developers after the Jun school holidays.

Three major private non-landed projects – LyndenWoods, The Robertson Opus and UPPERHOUSE at Orchard Boulevard were launched for sale in Jul 2025.

Together these three major non-landed launches contributed to the 1,675 units launched for sale in Jul 2025. The number of units launched in Jul 2025 was 16.3 times more than Jun 2025 and 171.9% higher year-on-year.

Buyers were unfazed by the 4 Jul 2025 cooling measures where the holding period and magnitude of SSD were raised. This showed that most buyers viewed properties as a mid to long term investment.

940 units were sold in Jul 2025 with the three launches contributing 70% of the total sales. Jul 2025 sales was 245.6% higher compared to Jun 2025 and 63.2% higher than Jul 2024.

The first residential project in Singapore Science Park, LyndenWoods received an enthusiastic response from buyers, selling 331 units or 96.5%. The starting prices of $1.39 million for a 2-bedroom unit and $1.95 million for a 2+S unit were similar to some projects in the Outside Central Region.

The next two launches, The Robertson Opus and UPPERHOUSE at Orchard Boulevard were located in the CCR. Both projects sold extremely well, highlighting the resilient demand for prime CCR homes and strong fundamentals in Singapore’s property market.

Buyers saw the exceptional value in CCR homes as the gap between the median psf of new homes in the CCR and RCR has narrowed from a high of 56.5% in 2018 to a mere 1.9% in 1H 2025.

Huttons Data Analytics estimate developer’s sales excluding ECs in the first seven months of 2025 at 5,527 units. This is about 69% of Huttons estimates for the full year.

Purchases by Market Segments and Price Range
357 units were sold in the CCR in Jul 2025. This is the highest monthly sales in the CCR since Apr 2021 where 443 units were sold.

Singaporeans made up 85.7% of buyers in Jul 2025 while PRs accounted for 12.4%.

Despite the strong sales in CCR projects, the proportion of sales priced above $2.5 million was 44.3% in Jul 2025 compared to 50.7% in Jun 2025.

Half of the sales in the CCR in Jul 2025 was below the sweet spot price of $2.5 million. Developers had priced their projects below the sweet spot price which helped to lift sales of CCR projects.

There were 2 sales of non-landed units priced above $10 million in Jul 2025.

The $52.25 million unit and $21.06 million unit in 21 Anderson were both bought by PRs.

Purchases by Foreigners
The number of purchases by foreigners in Jul 2025 spiked to 17 compared to 4 in Jun 2025 with LyndenWoods, The Robertson Opus and UPPERHOUSE at Orchard Boulevard contributing 9 of them.

The proportion of purchases by foreigners increased to 1.8% in Jul 2025, slightly higher than a month ago.

Executive Condominiums
The second EC launch in 2025, Otto Place sold almost 60% or 358 units in Jul 2025.

In terms of units sold, it was higher than the neighbouring EC, Novo Place launched in Nov 2024. It showed the keen interest among buyers to live in Tengah. Otto Place is probably the only EC within a short 5 minutes’ walk to 2 MRT stations.

Outlook
The strong sales momentum particularly in the CCR segment and the revised 2025 GDP forecasts by MTI will boost the confidence of buyers.

MND is reviewing the income ceiling for BTOs and ECs. If the EC income ceiling is adjusted upwards, this will enlarge the pool of eligible buyers and increase the loan amount by as much as $125,000.

Otto Place may potentially sell out all its units during the second balloting on 19 Aug 2025. With no available EC units left in the market, this will create pent-up demand for the next EC project in Jalan Loyang Besar in Jan 2026.

In Aug 2025, there may be 5 launches with a total of 2,472 units.

These include Artisan 8, Canberra Crescent Residences, Promenade Peak, River Green and Springleaf Residence.

Canberra Crescent Residences which offered buyers one of the best entry prices, sold 150 units on launch weekend. Quite a number of buyers are families who opted for the bigger 3- and 4-bedroom units.

River Green sold 460 units of its units, making it the best-selling project in the CCR in 2025. in terms of units sold. Buyers went for space in River Green, snapping up the bigger 3- and 4-bedroom units.

Promenade Peak sold 320 units on launch weekend with an estimated 58% of the bigger units like 3-bedroom to 5-bedroom types sold.

Based on the overwhelming response, Springleaf Residence should sell very well on launch weekend.

In total, sales in Aug 2025 are likely to be in the range of 1,800 to 2,000 units.

From Sept to Nov 2025, Faber Residence, Penrith, Skye at Holland, The Sen and Zyon Grand will be launched for sale.

Developers are estimated to sell between 7,500 and 8,500 units in 2025.

Prices on the other hand are forecasted to grow between 4% and 7% in 2025.
