The Dunearn Road GLS site attracted a top bid of $1,410 psf ppr from CSC Land Group (Singapore) Pte. Ltd., Sekisui House, Ltd. and Frasers Property Phoenix II Pte. Ltd..

The level of participation for a prime CCR site is the highest since the GLS site at Cuscaden Road which attracted 9 bids in May 2018. The bid price is the highest since River Valley Green (Parcel B) GLS in Feb 2025.

The Dunearn Road site is the first site to be offered in the new Turf City housing estate within the Stables Commune neighbourhood. This gives the developer a first mover advantage and an opportunity to create a prominent project at the key access point to Turf City estate and along Dunearn Road.

The Draft Master Plan 2025 had provided more clarity on the land usage in Turf City and reduced risks for developers. There will be 2 adjacent sites with commercial use on the first storey which will provide amenities to the new housing area. Community and recreational facilities and parks will be within a 10-min walk. A school around 500m away is in the plans and will boost convenience for families with young children. The land parcel is also located in an education belt with numerous top schools nearby.

The Sixth Avenue MRT station and the upcoming Turf City MRT station on the Cross Island Line are within a 10-min walk. The authorities are assessing the technical feasibility of building a new exit ramp from PIE, towards Tuas which will enhance connectivity.
