Launches and Sales
Keen to ride on the positive sales momentum and to avoid the Lunar Seventh Month which starts from 23 Aug, developers pushed out 5 projects for sale in Aug 2025.

Artisan 8, Canberra Crescent Residences, Promenade Peak, River Green and Springleaf Residence accounted for 2,471 units of the 2,496 units launched for sale in Aug 2025. This is the highest number of units launched for sale since Jan 2021.

The number of units launched for sale in Aug 2025 was 49.0% higher than Jul 2025 and 9.2 times higher than a year ago. The Lunar Seventh Month started on 4 Aug in 2024 which resulted in no project launches.

These 5 projects offered buyers an opportunity to own their dream home in different market segments at very attractive prices.

In the North, Canberra Crescent Residences and Springleaf Residence offered buyers a very hard to come by entry price starting from $1,851 psf. Both projects sold more than 1,000 units in total.

Artisan 8, a mixed-use project in Thomson sold 15 units at a median price of $2,386 psf.

Promenade Peak and River Green, both in the Central Region of Singapore drew in buyers keen to stay in this coveted central location, sold 784 units in total.

Collectively the new launches, Artisan 8, Canberra Crescent Residences, Promenade Peak, River Green and Springleaf Residence sold 1,894 units.

In total, 2,142 units were sold in Aug 2025, 127.9% higher than a month ago and 10.2 times the sales in Aug 2024. This is the highest sales volume since Nov 2024.

The exceptional sales volume was a culmination of several factors from attractive pricing, good location, lower interest rates and better economic performance.

Huttons Data Analytics estimate developer’s sales excluding ECs in the first eight months of 2025 at 7,669 units. This is about 85% of Huttons estimates for the full year.

Purchases by Market Segments and Price Range
Projects in the CCR stayed in the limelight in Aug 2025.

513 units were sold in the CCR in Aug 2025, 43.7% higher than the previous month. This is the highest monthly sales in the CCR since Mar 2021 where 546 units were sold.

The OCR also saw the highest number of units sold since Feb 2025 on the back of two major launches – Canberra Crescent Residences and Springleaf Residence.

Singaporeans made up 90.6% of buyers in Aug 2025 while PRs accounted for 8.0%.

The proportion of Singaporeans was higher in Aug 2025 due to launches in the Outside Central Region (OCR). More than 1,000 units in the OCR were sold to Singaporeans in Aug 2025.

Almost ¾ of the sales in Aug 2025 were below $2.5 million.

98.1% of the units sold in Canberra Crescent Residences were below $2.5 million.

River Green attracted buyers with prices that was difficult to replicate in the CCR with more than 76% of the units sold during launch below $2.5 million.

There were 2 sales of non-landed units priced above $10 million in Aug 2025.

The $52.25 million unit and $21.06 million unit in 21 Anderson were bought by a PR and Singaporean, respectively.

Purchases by Foreigners
The number of purchases by foreigners in Aug 2025 jumped to 30 compared to 16 in Jul 2025. River Green saw 11 purchases by foreigners while Promenade Peak and Springleaf Residence sold 4 each to foreign buyers.

The proportion of purchases by foreigners was 1.4% in Aug 2025.

Executive Condominiums
Developers sold 196 EC units in Aug 2025.

Otto Place which held its second balloting sold 191 units, making it the best-selling EC in Aug 2025.

With no other new EC project in the West until Senja Close EC in 2027, the second timers saw Otto Place as the last opportunity to upgrade.

The next upcoming EC project, Coastal Cabana will preview in Dec 2025 with sales booking in Jan 2026. This will be followed by Rivelle Tampines estimated to be in Feb 2026.

These are likely to be the only EC projects in 2026.

Outlook
There is unlikely to be any project launch during the Lunar Seventh Month which runs from 23 Aug to 21 Sep 2025.

Sales in Sep 2025 are likely to be in the range of 200 to 250 units due to no project launch.

From Oct 2025, Faber Residence, Penrith, Skye at Holland, The Sen and Zyon Grand will be launched for sale.

Faber Residence is a 399-unit in the Faber Walk private residential precinct. It is likely the last parcel of land in the area. The project is within 1km to Nan Hua Primary School and a short drive to Jurong Regional Centre.

Penrith will be the first project launch in the Margaret Drive area in almost 8 years. It may be the last project that is within a 3 minutes’ walk to Queenstown MRT station.

Skye at Holland is likely the last parcel of land for private residential homes in Holland Village. It is next to One Holland Village and within a short 5 minutes’ walk to Holland Village MRT station.

The Sen is close to nature and Beauty World transformation. It is the first project launch in Jalan Jurong Kechil area in 6 years.

Zyon Grand is an integrated mixed-use development above Havelock MRT station. There will be F&B, retail, supermarket and an early childhood development centre on the first storey.

Coastal Cabana (EC), the first EC in Pasir Ris since 2013 will preview in Dec 2025 and book sales in Jan 2026.

Huttons Data Analytics estimates developers’ sales for 2025 to between 8,500 and 9,000 units.

Prices on the other hand are forecasted to grow between 4% and 7% in 2025.
