The Government has reduced slightly its supply of dwelling units under its 2H 2025 GLS programme.

In total, there will be 10 sites offering a total of 4,725 dwelling units under the Confirmed List. This is still much higher than the supply from 2015 to 2023.

This sustained high level of supply should keep the market well-supplied both in terms of private residential and EC units.

Top Sites
The Bedok Rise, Bukit Timah Road, Dover Road, Dunearn Road, Kallang Avenue, Tanjong Rhu, Woodlands Drive 17 (EC) may see good interest from developers.

The Bedok Rise site is the last land parcel with direct access to Tanah Merah MRT station. There is little competing supply and a new mall, Sceneca Square will provide added convenience in the area.

The Bukit Timah site is part of the transitional office site that was returned to the Government. It is next to Newton MRT station and there has been no supply since the launch of Kopar at Newton and Pullman Residences Newton in 2019.

Located near Singapore’s R&D hub, one-north, and the Singapore Science Park, the Dover site addresses the housing shortage relative to the area’s employment. Given the 50,000-strong workforce in one-north, this parcel, near both one-north and its MRT station, will bring residents closer to key employment hubs.

The Dunearn Road site is the second site to be offered in the new Turf City housing estate under the Stables Commune neighbourhood. It is close to numerous top schools and a short walk to the Sixth Avenue MRT station. The retail component will boost amenities for the area.

The Kallang Avenue site is the first GLS site for private residential living near Kallang MRT station. Located by Kalland River, it is a short drive to the city and the Singapore Sports Hub.

The Tanjong Rhu GLS site is the first GLS site to be offered in this highly coveted area since 1997. This is the first site in the waterfront precincts of Marina and Kalland revealed during the NDR 2024. It is a short walk to Katong Park MRT station and near to the Singapore Sports Hub. Amenities are plenty with Kallang Wave Mall and the HDB precincts in the area. East Coast Park is a short distance away.

There will be another EC site along Woodlands Drive 17 following a nearby site offered in 1H 2025. This site should satisfy upgrading demand in the area. The increase in EC supply may keep the bidding price for these two EC sites in check and keep EC prices affordable.

Other Sites
The Government will offer another site in the Dairy Farm private residential enclave. This follows after the strong demand for The Botany at Dairy Farm and robust bid price for another Dairy Farm GLS site. This may address demand for homes and keep prices stable.

The Lentor Central site is the eighth site in Lentor precinct. The area is popular among buyers for its attractive entry price. Around 100 units from launched projects remained unsold in this precinct. The site is next to Lentor Modern Mall and Lentor MRT station.

The Miltonia Close (EC) site is the first EC site since 2014. It may be the first EC project next to a nature reserve. Views of the greenery and water are virtually guaranteed. It will satisfy upgrading demand from close to 3,000 HDB flats which have obtained their MOP since 2018.
