A freehold conservation bungalow in the prime East Coast neighbourhood of District 15 is available for sale at a guide price of $32 million through an expression of interest (EOI) exercise.

The bungalow in Mountbatten Road has an estimated land area of 21,327 sq ft. It has a wide frontage of around 29m and a depth of around 67m. Based on the land area, the guide price works out to $1,500 psf.

The land consists of the conserved bungalow, interfacing zone and a bungalow extension zone which allows for a rear extension subjected to a 3 metres rear setback. The bungalow underwent addition and alteration with a swimming pool and new 2 storey extension in 2006. There are 6 bedrooms and 1 helper’s room.
The 1920s colonial style bungalow is part of a row of 15 bungalows along Mountbatten Road that was designated for conservation by URA since 1993. Mountbatten Road is named after Lord Louis Mountbatten (1900-1979), British Admiral, Supreme Allied Commander in Southeast Asia from 1943 to 1945 when he accepted the Japanese surrender. In 1982, the property was operating as Kim Wah Hotel.

“Conservation properties hold importance heritage and values to our modern Singapore. A lot of effort by URA, government bodies and locals have been put in to ensure these unique properties with rich histories are well taken care of. There are around 7,200 conserved historic buildings gazetted for conservation in Singapore. The bungalow is within 800 metres of Katong Park MRT on the Thomson-East Coast Line which is 2 stops away from Gardens by the Bay and 4 stops from Shenton Way. Top schools such as Chung Cheng High School, Dunman High School and Tanjong Katong Girls’ School are within close proximity.” Says Jeremy Lim, Executive Group District Director of Huttons Asia Pte Ltd.

“District 15 is one of the most popular districts among buyers looking for a landed home. The land price for freehold detached homes in District 15 have increased by almost 50% from 2020 to an average of more than $2,100 psf on land in 2025 to date. This is a rare opportunity to own a heritage property at an attractive price,” concludes Lee Sze Teck, Senior Director of Data Analytics at Huttons Asia Pte Ltd.

The expression of interest exercise will close on 29 October 2025 at 3pm.
