A 999-year leasehold strata-titled shophouse located within the Binjai Park enclave and walking
distance to King Albert Park MRT interchange Station, is up for sale via an expression of interest
(EOI) exercise at a guide price of $4.4 million.
The property has a strata area of 129 sqm (approximately 1,388 sq ft), which works out to about
$3,170 psf. The shop is surrounded by restaurants, bakeries, wellness and lifestyle destinations which
draw consistent footfall from residents in the surrounding area. It is also among the few
shophouse/walk-up properties in the area offering strata-subdivided commercial units with a tenure
commercially regarded by market participants as akin to freehold. The shop is currently tenanted,
offering buyers immediate rental income.
Based on caveats lodged, a comparable 1,539 sq ft unit at 24 Greenwood Avenue changed hands for
$7.1 million, or $4,613 psf, on 7 July 2026. At about $3,170 psf, the guide price for 25 Binjai Park
represents a discount of approximately 31% to that benchmark.
Associate Senior Marketing Director, Yeo Khee Liang of Huttons Asia Pte Ltd, said:
“Commercial ownership within the Binjai Park estate remains tightly held, making opportunities to
acquire a unit rare. Only approximately 16 such units are available within the area. At this entry
quantum, we expect strong interest from investors and family offices, as well as owner-occupiers such
as boutique operators and wellness or education businesses looking for a foothold in this enclave”.
“Interest in the shophouse market strengthened in 3Q 2026. The segment continues to attract wealth,
underpinned by favourable interest rates, constrained supply, and foreign ownership regulations
elsewhere in the property market. With limited supply, shophouse valuations remain well-supported
over the long term,” added Lee Sze Teck, Senior Director of Data Analytics of Huttons Asia.
The EOI exercise will close on 2 November 2026 at 3:00 PM.
