A row of seven conservation shophouses at 284 – 296 Geylang Road are up for sale via an expression of interest (EOI) exercise at a guide price of $65 million by exclusive marketing agent, Huttons Asia Pte Ltd.

The 2-storey high shophouses sit on a combined land area of approximately 10,520 sq ft and have a total built-up area of approximately 21,000 sq ft. Based on the built-up area, the guide price works out to $3,095 psf.

The shophouses are zoned for commercial use and have a freehold tenure. The properties received provisional permission for additions and alterations from URA in 2021 to add attics on all seven shophouses which will potentially increase the gross floor area of the properties.

Geraldine Teh, Associate Division Director of Huttons Asia Pte Ltd notes that conservation shophouses with freehold or 999-year leasehold tenure are highly sought after by investors, including high-net-worth individuals. These properties are seen as legacy assets and they hold their value well. The properties are within the Geylang Conservation Area. The Aljunied MRT station is about 800m away and the Singapore Sports Hub is in close proximity. With more residential developments coming up around the vicinity, the footfall along the busy Geylang Road is likely to increase.
